The successful sale of your property can be reliant on the instruction of an efficient and locally experienced solicitor. It is a good idea to do some research and make a decision before you put your property on the market as this will help to avoid delays.

Presenting your property

First impressions count, making the presentation of your property is critical to a successful sale. Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to declutter to make rooms appear larger. Accompanied viewings

First hand experience has proven viewings are more successful in achieving a sale when we can meet your potential buyers. We have unparalleled knowledge of how best to showcase your home and portray it in the best possible light. We also know how important it is for buyers to feel at ease while viewing your home. Our availability is essential to maximise viewing opportunities for your property. We are open 6 days a week and into the evenings, however if a viewing is required during "unsociable hours", then needs must! Being flexible is what we do best!

Receiving an offer

Once we have that all-important offer, our years of experience in negotiation then go to good use! It is our job to get you the best possible price and a timescale to suit you. Our job is to act in your best interests at all times!

Offer agreed

Once you have accepted an offer, your solicitor will send out a draft contract to the buyer's solicitor who will then carry out enquiries and searches. In the meantime, your buyer will arrange a survey on your property. Whoever started the process with you at the valuation stage, whether it be Gareth or Sami, will continue to deal with the entire process up until completion day, keeping you informed every step of the way.

Exchange of contracts

Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft by the buyer's solicitor to your solicitor. The completion date is then set by mutual agreement.
