Well… that was a strong start to the year.

While January usually feels like a slow shuffle back into reality, darker mornings, leftover chocolates, and a general reluctance to do anything too ambitious… the Chester property market had other ideas.

Because behind the scenes, things have been anything but quiet.

The phones have been ringing, diaries filling up, and buyers getting back out there with intent. Q1 has set the tone for what’s shaping up to be a very interesting year ahead.

The Q1 Scoreboard

Enquiries:

603 enquiries — up 7.8% on the same time last year.
A clear sign that buyer appetite hasn’t dipped. If anything, it’s sharpened.

Viewings:

248 booked, with 265 carried out.
A big nod to Jayne here, who led the charge with 132 bookings. Relentless (in the best way).

Valuations:

165 carried out: up a huge 43.5% year-on-year.
And it doesn’t stop there… 197 valuations booked in, which is a 48.1% increase on last year.
Katie topped the board with 59 bookings. A serious shift and a strong signal of intent from potential sellers.

New Listings:

71 new properties brought to market — up 36.5%.
With an average listing price of £382,675, we’re seeing both confidence and quality come through in what’s hitting the market.

The Big Picture

Q1 has delivered exactly what you’d want to see.
More sellers entering the market.
More buyers actively searching.
And crucially more momentum building on both sides.

That spike in valuations is particularly telling. It suggests people aren’t just “thinking about it” anymore, they’re actively preparing to move.

And when you combine that with steady enquiry levels and committed viewings, you’ve got the foundations of a market that’s gearing up, not slowing down.

Looking Ahead

If this is how the year starts, Q2 could get very interesting.

The days are getting longer and we expect more homes to come to market, including smaller homes which were buy-to-let properties and the reluctance to rent under the new government legislation… so yeah, some real bargains and competition for them.

However, with world events being what they are, it could also make some buyers hold back. Having an agent that understands your sales potential is key. Marketing, pricing strategy and getting sales over the line are key, and something our stats show we’re very good at.
