Referral Fees & Commission Disclosure

In accordance with the Estate Agents Act 1979 and the Consumer Protection from Unfair Trading
Regulations 2008, Carman Friend Independent Estate Agents is required to disclose any financial
interest or referral fee arrangement we may have with third-party service providers. We believe in
complete transparency. Clients are under no obligation to use any recommended service provider
and are free to choose their own solicitor, mortgage adviser, surveyor or other professional.
Where a client chooses to use one of our recommended partners, we may receive a referral fee as
detailed below.
Solicitors
Oliver & Co Solicitors – We will receive a referral fee of £150 per transaction up to £349,999,
payable upon legal completion. We will receive a referral fee of £200 per transaction of £350,000
or over, payable upon legal completion. We will receive an additional referral fee of £100 for any
onward transaction, payable upon legal completion.Mackenzie Jones Solicitors – We will receive a
referral fee of £150 per transaction up to £349,999, payable upon legal completion. We will
receive a referral fee of £200 per transaction of £350,000 or over, payable upon legal completion.
We will receive an additional referral fee of £100 for any onward transaction, payable upon legal
completion.
Mortgage & Financial Advice
My Mortgage Brokers – We will receive £250 upon successful completion and receipt of the
procuration fee from the lender for introductions relating to Permitted Products. Where the loan
amount is less than £100,000 for a purchase or remortgage, we will receive £100.
Simon Poole – We will receive 30% of the net introductory commission received by Simon Poole,
payable upon legal completion.
Surveys
Stirling Ackroyd – We will receive £60 per completed survey following a successful referral.
Removal Companies
Mr Shifter – We receive 5% of the total job cost per completed move, following a successful referral.
EPC
John Fairclough – We will receive £40 per completed EPC following a successful referral.
Rental Referrals
Jayne Clarke Lettings –
Where Jayne Clarke is appointed to fully manage a property, we will receive a referral fee of £100.
Where Jayne Clarke is appointed on any service less than fully managed, we will receive a referral fee of £50.
Where a reduced fee is agreed due to portfolio size or special agreement, Jayne Clarke will discuss the referral fee with us, as a special case to ensure the referral payment is achievable.
All referral payments are payable once the property is tenanted.
Important Information:
Referral fees are paid to us by the third-party provider. The referral fee does not affect your ability to negotiate fees directly with the provider. You are not required to use our recommended services. Our recommendations are based on service levels, communication standards and local expertise — not solely on referral income.
