Quarter 3: We had a great summer!

Haven’t we had a great summer! The sun was shining and while most of us were making the most of the long days and a few well-earned holidays, the property market kept sizzling right along with the weather.

Despite the distractions of barbecues, beach days, and back-to-school prep, our team stayed busy and the numbers show that the Chester market is still very much on the move.

The Q3 Scoreboard

Enquiries:

587, that’s up 18.5% from the same time last year.
Buyers are clearly still out there in force, searching for their next home in and around Chester.

Viewings:

748 viewings booked. 7.6% up year-on-year.
A special shoutout to Emma, who booked an impressive 369 of those herself. Wozza indeed!

Valuations:

179 carried out. 7.3% down compared to last year, but we’re putting that down to the school holidays. With families taking well-deserved breaks and enjoying the amazing summer weather, it’s no surprise valuations dipped slightly.

New Listings:

84 new properties brought to market, that’s 6% down. Again, summer tends to slow things a little as sellers enjoy the season before making their move.

Sales Agreed:

Now here’s where it gets exciting… 100 sales agreed, which is a massive 23% up on the same time last year! That’s a clear sign it’s a seller’s market — when homes are marketed right, with the right agent, and priced correctly, they’re flying off the shelves.

Average Sale Price:

£331,714 which is up 3.1%, reflecting strong buyer confidence and steady growth across the Chester area.

The Big Picture

Overall, we’ve had a fantastic Q3. Even with the summer holidays and plenty of sun to distract everyone (ourselves included!), the market’s been lively and full of motivated buyers keen to secure their next home.
