Quarter 2: That Sweet Spot Between Umbrellas and BBQs

April to June is a bit of a weather gamble, isn’t it?

And what weird, dry, warm weather we’ve had. We all know that April starts off with that false sense of spring security – where you optimistically leave the house without a coat and end up drenched by lunchtime.

May rolls in with two Bank Holidays (cue the rain-usually, not this time!) and June turns up with a half-hearted promise of summer and we had two actual heat waves that has the whole office asking, “who nicked the desk fan we bought for the last heat wave?”

But while the weather has been muggy, the Chester property market has been anything but.

We’ve been working flat out and the numbers show just how strong this quarter has been for us – and for the city.

So, here’s what the Q2 scoreboard looks like:

139 new properties brought to market so far this year – and Q2 has really carried the momentum from the spring surge. From terrace charmers in CH1 to family havens in CH4, we’ve been busy!

Sale Agreed
118 home sales agreed already this year – a true marker that buyers are out in force and good homes, priced right, are flying. If you’ve been thinking of selling, it’s time to get moving (literally).


Things that are helping…

Look, it’s going to sound weird but the weather does play a role in helping home sales. People – smarter than ourselves – suggest that the data shows when the temperature increases and the weather is drier, it accelerates decision making.

Anecdotally we can say that buyers are making a quicker decision to secure their home. Whether or not this has to do with the weather is a different scenario.

Equally important is the home variety we have. With the sheer number of homes we are listing we can see that it’s not just the same kinds of homes, there is something for everyone. For the ones upsizing to the ones downsizing. For those looking for rural life to those looking for city centre entertainment.

Finally, something has to be said about the market generally. We’ve noticed a pick-up and the general data is showing that if you’re looking at selling, right now, it’s a good time. Across the city we are seeing completion rates in 12 weeks from sale and the total sales volume has increased as well.


We’re proud to be Number 1 where it matters, across CH1, CH2, CH3 and CH4. That’s right, we’re halfway through the year and we are the number agent in the postcodes – Chester City Centre and outwards.

It’s not all about numbers though. There’s a vibe in Chester right now. The city is buzzing. Mortgage rates have remained surprisingly competitive and there is talk of a cut in the next quarter and more and more buyers are seizing the opportunity. Whether it’s first-timers making their move or families upsizing for that all-important home office and garden combo – people are ready to go.

As always, we’re keeping pace with the market, responding fast, giving honest advice, and delivering a service that matches this exciting momentum.

We’ll see how the rest of the year unfolds – but if Q3 is anything like this, it’s going to be a scorcher.
